Our Methodology

Legal & Regulatory Framework Analysis

We begin by exhaustively reviewing all legal and regulatory constraints, including zoning laws, building codes, environmental regulations, and deed restrictions. This phase determines the universe of legally permissible uses for the site.

Physical Site & Context Assessment

Our team conducts a thorough evaluation of the property's physical attributes, such as size, shape, topography, and accessibility. We also analyze the surrounding context, including infrastructure, adjacent land uses, and neighborhood character, to determine physically possible development scenarios.

Market Demand & Financial Feasibility

For each physically and legally viable use, we conduct a targeted demand analysis to determine if there is sufficient market support. We then build financial models to project development costs and potential revenues, identifying which uses are financially feasible.

Maximally Productive Use Determination
