Demand, Catchment & Traffic Evidence

Every commercial decision at a gateway follows from traffic. We forecast passenger, cruise-call or cargo volumes by segment and season, profile dwell time and spend propensity by traveller type, and define the catchment that the landside estate can realistically serve beyond the terminal's own users.

Concept Development & Spatial Programme

We translate that demand into a commercial concept and a spatial programme — the positioning of the gateway, the passenger or visitor experience it should deliver, and the quantum and adjacency of terminal, commercial and support space. The output is a brief precise enough to direct design, not a design itself.

Retail, F&B and Concession Mix

We define the commercial mix against the traffic profile: category split, unit sizing and placement along the passenger flow, the balance of international, national and local brands, and the concession model. Rent structures and minimum guarantees are tested so that the mix is both commercially defensible and deliverable to real operators.

Highest & Best Use of the Gateway Estate

Gateway land supports far more than the terminal — logistics and cargo, hospitality, offices, mixed-use, and for cruise ports the waterfront interface with the city itself. We apply our highest and best use methodology to that estate and structure the phasing, land release and concession or PPP route that converts it into investable product.
